Land Requirements

Lancet Homes promote land for residential led development and have an extensive track record of success in this field. We have experience working with; Councils, farmers, family trusts, corporate organisations, Sports clubs and individuals which are built from long standing relationships and recommendations.

We work with landowners to secure planning permission on their sites at our cost and risk. There are no costs incurred by the landowner until the property is sold with a planning consent that maximises value and returns.

On the granting of planning permission we either organise the sale of the site and take a success related fee or we will purchase the site to develop it out under our Lancet Homes brand.

We have a variety of skill sets within the organisation which allow us to achieve practical deliverable planning consents which helps to maximise sales value. These skills include; Strategic and Town Planning, Construction/Quantity Surveying, Architecture & Masterplanning.

We are a family run business who bring commercial development expertise and a strong financial base. This provides Lancet with the unique capability of exploring mixed use opportunities as well as pure residential. Whilst residential is widely perceived as the optimum route in terms of generating value there may be opportunities in certain locations where for example retail, Logistics or Extra Care may produce a better return and/ or improve the prospects of achieving a successful planning outcome.

The majority of land promoters will focus on a particular sector which can mean that your site is not promoted in the event that the prospects for that particular sector are limited. Lancet will seek value in all sectors and will agree a planning strategy with landowners that optimises the chances of success, maximises value and achieves results within an agreed timeframe.

We are flexible on our structure and approach and can tailor this to suit the land owners requirements.

Following appointment, we ensure landowners are kept fully advised on progress from initial planning strategy, monthly update notes right through to issuing of the planning permission and sale of the site.

  • For sites under 12 acres our target locations are; South Lakes, Lancashire, Cheshire, Greater Manchester, Merseyside and West Yorkshire.
